Emerge into a large entrance hall. The distinctive country, traditional feel to this high-ceilinged barn is palpable. On this upper ground floor is the living accommodation alongside a selection of deluxe en-suite bedrooms.
Follow us through to the living room, where a vision of Bassenthwaite Lake and the outlying fells bursts into life through the picture window. From the forested slopes of Lord’s Seat to the whitewashed rock pillars of Barf…how many peaks can you name?
Breathtaking views are amongst the many eye-catching features of this lounge. Natural stone walls with feature porthole windows mingle with exposed beams and rafters, for that rustic feel. Illumination from serpentine chandelier sconces and modern spotlighting adds a dash of contemporary flair. As you relax back, glance up to the mezzanine walkway overlooking the room below.
Come through the double doors to your right and into the large dining room. Hardwearing wood flooring lies underfoot. More exposed stonework complements the neutral décor of the walls. Windows inlaid in two walls invite the morning light in.
Conveniently situated through from here is the abundantly furnished kitchen. Feed the hungry masses using the AGA-style triple oven and induction hob. Tidily tucked back into a deep-set alcove, the rest of your kitchen is afforded space. The large central island gives you ample storage in these cabinets, with the addition of authentic vegetable baskets. With a backdrop of vintage-style duck blinds, earthy tiling and overhead pine-panelling, this room oozes farmhouse kitchen charm.
Handily, the utility room is next door. Room for a fridge-freezer, sink and top-loader washer-dryer. Space for all the linen and towels here. A separate coin-operated washing machine and dryer can be accessed in the downstairs laundry by guests staying in both the apartment accommodation and the caravan site.
A further room, tucked away from the guests, provides access outside. This space also houses your immersion boiler and oil burner along with heating controls and ventilators.
A separate oil burner and immersion boiler sit downstairs, in the externally accessed boiler room. Both are serviced on an annual basis. The refillable oil tank in the garden feeds both these oil burners, keeping the radiators toasty warm throughout Kiln Hill Barn.
Returning to the hallway, a newly refurbished WC painted in a warming hessian lies to the right, featuring a pretty patterned tile.
The ground floor bedrooms may remain as use for bed and breakfast income or can seamlessly become part of the family home.
To the left, a large double bedroom with views over the courtyard and down towards Bassenthwaite Lake. With space for a sofa and other furniture, the rustic original features of this room offer a casual country feel. Plan out your route for the day beneath the spritz of the en-suite shower.
Fancy a nightcap before bed watching the sunset over Skiddaw? In the bedroom next door, you can do just that.
Light and bright throughout the day, this suite retains an original stone wall. Natural complements to the rural landscape are scattered throughout the barn conversion: note the whorls in the oak skirtings and architraves.
Adjoining your double room is an en-suite bathroom, where you can relax and unwind in the tub after a day on the fells.
A third bedroom lies at the end of the hallway. Spacious and grand, this double retains the country charm that is inherent at Kiln Hill Barn. More original stone walls, with ample space for your chest of drawers, wardrobes and more.
Ascend the stairway from the lounge, following it around to the right and up again until you find yourself on a walkway overlooking the living room below.
Take the steps down from the galleried landing to the private office. From your vantage point up here, you’re privy to all the comings and goings, ably assisted by the CCTV installed outside the front door and around the buildings for that extra reassurance.
Fire escapes on either side of the walkway provide access outside, but for now, follow us as we explore the penthouse suites.
To the right is your luxurious master suite. Exposed beams, cool, tactile stonework and deep-set porthole windows are amongst the rustic treats. Steps lead down to the snug, which can equally serve as a dressing room. Enjoy long soaks in your jacuzzi bath, inset beneath clay-coloured shining tiles.
Across the way, another spacious double bedroom awaits. This room is so vast, it can also accommodate two single beds …should you require extra berths for family or guests during holiday season!
This bedroom also boasts a cosy snug and sumptuous bathroom.
Take a turn about the expansive grounds of Kiln Hill Barn.
Pass the parking area at the front of the house, taking the polished stone of the steps up to the large front lawn.
Amidst the pretty borders with their established planting, sit back on the flag-stoned patio and enjoy a chilled glass of wine in the sunshine.
Between the lawn and road lies a wooded area with trees frequented by a variety of wildlife; listen out for the inimitable knock-knock of the busy woodpeckers.
Now, make your way down to the large lake view garden or caravan park, towards the back of the house.
Here, discover the first of your two large outbuildings. Used mainly for storage and tools, could this be your new workshop? Your second outbuilding is located in the caravan site, and is handy for storing bikes and boats.
Children will love scampering about in the gardens…from the caravan park, a short walk through the fields leads to the lake shore, mountains and all manner of adventures.
