Built in 1819, by sea captain Joseph Frayer, this Grade II listed Georgian masterpiece reputedly takes its name from Harmony Hall in Jamaica and once served as a school for girls in Victorian times. A remarkable home, its list of prestigious former residents includes travel writer Walt Unsworth and his wife Dorothy who went on to found Cicerone Press.

Tucked behind its tall stone walls and electric wrought iron gates, there is ample parking to the rear. Approached at its most advantageous angle from the pedestrian gate with its stone piers to the front, make your way up the pathway intersecting the lush, striped lawn, admiring the handsome symmetry of Harmony Hall.

Imposingly inviting, stone columns support an ornate pediment above the front door, whilst an arched fanlight draws in illumination to the porch beyond.

Step through into the entrance hall where the high ceilings, embellished in ornate plaster coving instantly evoke a feeling of airy spaciousness.

Carpeted underfoot and dressed in muted heritage tones of Cotswold Stone, light cascades down through a tall arched window on the turn in the staircase which sweeps romantically upward ahead.

Turning left note the width of the walls, making your way through to the sitting room, a serene and stylish space whose high ceilings are celebrated with a fringe of ornate plaster cornicing. Bright and airy, light streams in through a broad bay window, with working shutters, framing views out to the garden, where tall, mature trees provide a screen of privacy.

On winter evenings, snuggle up on the sofa in front of the crackle and glow of the open fire, handsomely framed by its marble surround. Cosy for all its size and grandeur, the sitting room is a homely and inviting space for all the family.

Enjoy pre-dinner drinks in the sitting room before crossing the entrance hall for formal feasting in the dining room, where opulent wallpaper in turquoise and gold adds a touch of splendour to proceedings. Hardwood flooring extends underfoot, with a striking marble fireplace housing a log-burning stove. Views extend over the front garden from the bountiful bay window.
Tucked back from this room discover a spacious cloakroom with wash basin and WC with the potential and size to accommodate a luxurious downstairs bathroom.

Returning to the entrance hall, continue to the spacious Atlantis-fitted family kitchen, where large tiles extend underfoot. Granite worktops provide plenty of preparation space, with an abundance of storage in the units and drawers. Integrated appliances include a brand new three-door total control Aga, Fisher & Paykel American-style fridge-freezer plumbed for fresh water and ice dispensing and a dishwasher and microwave.

Dine at the bespoke seating area, and relax in the snug to the rear, part of the current owners' extensive renovations at Harmony Hall to provide the listed home with a gentle assist into 21st century living. Relax after dinner with great views out to the blossom tree at the rear. Shuttered windows capture views of the verdant surrounds.

Returning to the entrance hall, wooden spiral stairs lead down to the cellar level, where myriad rooms await, each bursting with potential.

Stone floor extends underfoot, as you open the latched door to the left to emerge into a room currently serving as a spacious playroom. Nooks and alcoves are the perfect hidey holes for games of hide and seek in this light and bright lower-level room, carpeted underfoot and with large windows looking out over the garden. Served by central heating, radiators warm this room, with the potential to board the brick walls and develop even further.

A practical space, a cupboard houses the boiler and controls for the Nest heating system. Also discover a large utility and laundry room with plumbing for washer and dryer, original stone flooring and ample space for drying. A convenient door leads out to the enclosed garden - handy for bringing washing in and out.

In the furthest room discover what looks like an original slate larder shelf; storage is simply in abundance here.

Versatile spaces proliferate this level, from a downstairs WC to a room with gun cabinets, a room for fridges and freezers and a devoted wine cellar. Sneak a peek at the cobbled room with barrel vaulted ceiling and a further room ideal for conversion into a cinema room - currently used as a gym.

Make your way back up to the ground floor, before taking the beautiful staircase up, pausing at the tall arched window to admire the view.

Immediately on the left, a private wing contains a bathroom furnished with large, freestanding bath on solid wood plinths, harmonising with the stand for the wash basin. This spacious room also contains a separate shower cubicle, chrome heated towel rail and WC.

Next to this bathroom at the end of the inner landing is a peacefully positioned double bedroom, carpeted in plush grey-gold and with views out over the blossoms of the tree to the rear.

Returning to the stairs continue upward, stepping beneath an archway onto the main landing, where the master bedroom awaits on the left.

Sink your toes into plush silvery carpet, harmonising with the gentle shades to the wall. A soothing, spacious bedroom, views extend from the sash window out over the church opposite and over market town to the seaside village of Arnside in the distance.

A large walk-in wardrobe, housing ample storage for all your sartorial needs, precedes the newly fitted ensuite where large tiles extend underfoot and within the shower cubicle offering a spa-like feel. Freshen up beneath the rainfall shower with handheld attachment. This bathroom also contains a wash basin and WC.

Sneak a peek at the room next door, a perfect nursery with pretty views over the garden to the front.

Continue along to discover the bountifully sized second bedroom; dressed in floral tones and white this light bedroom draws in views overlooking the front garden, where tall trees provide plenty of privacy.

Drift off to the land of nod in the fifth bedroom, where evocative hot air balloon wallpaper provides gentle inspiration to help carry little ones off to a restful night filled with sweet dreams. Plush carpet and high ceilings create a sense of airy embrace. Wooden shuttered windows frame views out over the garden.

From the landing, open a secret door to reveal stairs leading up to the attic, another level brimming with potential and versatility. With ample opportunity to create further bedrooms, a master suite, or office space, or simply as use for storage, windows and concrete flooring provide the foundations for a transformation of your imagining.

Hardwired with internet cabling throughout, underfloor heating runs beneath the kitchen and ensuite.

Outside, security is provided by full CCTV, alarm systems and lighting, whilst the protective embrace of the high stone-walled garden provides safety and privacy for families, children and pets.

Patios provide plenty of space to dine alfresco, whilst the flat lawn invites ball games and adventure. Brimming with mature trees and planting, the acer tree provides fiery colour in autumn.

Ideally sized, there is ample space for children to play about, whilst retaining a low-maintenance level of enjoyment for all ages.

Additionally, three single story outbuildings promise further potential, one containing a gardener's loo. From storage space to conversion to residential for Airbnb revenue, they represent yet another feather in this versatile home's well-plumed cap.

Embracing the romance of the Georgian era through its handsome, original features, high ceilings and sweeping staircase, Harmony Hall offers homely, flexible family living.
