One of the oldest original buildings in the Lake District, High House dates back to the late 1500s and is associated with the eminent Braithwaite family. Inside, discover a treasure trove of doors and oversized keys, stone steps which spiral into the ceiling, cold slabs and other Grade II listed features.

Plenty of parking is available, so leave the car and head for the pretty courtyard, where a flowering cherry tree stands at the centre of a circle of lawn surrounded by cobbles. Ahead, an archway heralds your arrival home.

Step inside, and into a home where past and present coexist harmoniously. Taken back to its essentials in 1995, High House has been completely renovated, respectfully and in-keeping with its listed status.

Turning left from the dining room, step up and sense the embrace of the hillside into which High House is banked, entering a beam-lined hallway.

Immediately to the left is the peaceful home office, overlooking the cherry blossom in the courtyard and with fairly far reaching views beyond. Ideally placed for watching for deliveries for those working from home, High House also benefits from Broadband.

Continuing on, come face to face with history, as the original, listed door heralds your arrival at the original entrance to the home. Whitewashed and in working order, the urge to turn the old-fashioned key in the lock is irrepressible!

Another authentically antiquarian feature is the thickly set, treacle-toned cupboard beneath the original staircase, which leads up to the main collection of bedrooms.

Ascending the returning staircase, step through the first door ahead, where beams and a deep-set window create a cosy feel in the fourth bedroom. The original fireplace, no longer in use, is an evocative reminder of the past. Open the old panelled door in here to discover a hidden room - ideal for use as a dressing room or perhaps a sewing room. Carpeted and decorated, this room has its own window, filling the room with daylight.

Carrying on up the stairs, next arrive at the third bedroom, light and spacious and currently home to twin beds. Vertical wooden beams in one wall are a handsome feature, with a deep window seat ideal for soaking up the elevated views out over the bridle path.

Neighbouring this room, bedroom two captures the true scope of High House's rural location through a large window looking down over the garden and along the valley. Big, bright and beautiful, this bedroom could be used as the master suite, with a latched door leading to an ensuite with shower, wash basin and WC.

Returning downstairs, retrace your steps to the centrally located dining room, and across to the other side. Sneak a peek at the quirky stone staircase, spiralling upward. Now boarded off, this original feature is now illuminated.

Peep through to the utility room, command central for the borehole water supply, boiler and Hive heating controls. Spacious and quarry tiled, with an external door, this is a great entrance when returning from a muddy walk with the dogs. Space and plumbing in here for a washer, dryer and a large chest freezer.

Passing the downstairs WC, continue on to reach the kitchen, a room where the classic elements of High House are given a contemporary overhaul. Underfloor heating exudes warmth, whilst pippy oak cabinetry retains a feel for the rusticity of the home. Beneath the staircase, a deep cupboard has been shelved and transformed into a traditional-style pantry. Note, too, the shaped beam, described as "high status" by English Heritage due to its age and carvings.

Travertine flooring with an opalescent sheen reflects the light creating a bright and welcoming hub of the home. The ultimate chef's kitchen, appliances include a tall fridge, under counter freezer, electric 13 amp Aga and dishwasher. Illuminated glass fronted display cabinets offer plenty of storage. Enjoy informal, social dining at the breakfasting table.

Spacious and sociable, the lounge is the ultimate entertaining space, with room for all your family and friends.

Separately set to the collection of bedrooms, continue on to the master bedroom. Private and peaceful, this spacious bedroom has views over the garden and bridle path, with a door providing direct access out to the garden. With such a versatile layout to High House, this room could easily be repurposed as an office, cinema room or snug lounge. It also comes with its own ensuite, featuring shower, wash basin and WC.

Step outside and explore the garden. Low maintenance, apart from the occasional spot of mowing (a shed is on hand in which to store the mower), this is the perfect 'get back to nature' garden. A field of roughly four acres (perfect for those looking to keep horses as a stream runs through it) wraps around High House on two sides. A public footpath runs through the field without impacting on privacy as it does not lead directly behind the home. A gate provides you access from the garden into the field.
